“Habits are at first cobwebs, then cables.” -Spanish Proverb The new year is here, and with it come the billions of small promises we all make to spark some change in our lives. For some it will be a brand new creative endeavor, like writing that first novel. For others it will be the abandonment of an unhealthy habit like smoking. Almost invariably, resolutions center on the formation or destruction of a habit. Habits are like compound interest. If you understand how to harness their power, the returns in the long run are enormous. But how to we support the willpower it requires to start and sustain a new habit? An often overlooked tool in our quest for habit formation is the simple ritual. A ritual is a series of actions or behaviors followed without deviation. Rituals are most often associated with religious ceremonies or family traditions. Even if you're not big on a religious practice, there's increasing scientific evidence to suggest that "rituals appear to benefit even people who claim not to believe that rituals work." Rituals have been shown to alleviate grief after loss and help enhance confidence before sporting events. Rituals can serve as an excellent "boot up" routine for a new habit. As most gym rats will tell you, the hardest part of most people's workout is putting on their shoes. But the act of putting on the gym clothes, preparing your sports drink, and printing out your lifting routine can become a powerful ritual which not only gets you in the mindset for your workout, but puts you on automatic pilot. Rituals often help us build habits because we don't think, we do. Some rituals don't have to be directly related to a habit we want to build or break. For instance, you might decide to start each day by sitting down at the kitchen table and drinking a large glass of ice cold water. The act of drinking the water might simply be a moment to reflect on and remind yourself of your commitments, "filling you up" with willpower. Rituals can be an important part of being mindful and living in the present. What rituals do you have in your life? Where are there opportunities to create new rituals?

HousingWire Home Accenture: 3 big predictions for mortgage lending next year Will housing survive or thrive? Brena Swanson December 19, 2014 Housing survived 2014, and now heading into next year, experts are once again weighing in on what they see for the future of the housing industry and overall economy. Ghazale Johnston, a managing director with Accenture Credit Services, outlined in an interview with HouingWire 3 topics she believes will take precedence in 2015. Here are her predictions for mortgage lending in 2015. 1. Regulations Some lenders may be under the impression that the regulatory scene will quiet down somewhat in 2015. But that doesn’t look likely. Lenders will need to be prepared for the CFPB’s proposed HMDA rules which will place an even greater emphasis on monitoring of predatory lending and consumers’ access to credit. The new rules could expand the information lenders collect from borrowers and may even extend the law’s reach to additional consumer finance products such as home equity loans. Regulators may also seek historical information about closed and denied loans. Lenders with robust data content management systems that effectively track and aggregate all this data - so that it can be reported to regulators - will be well positioned to meet the requirements without major disruption to their current business. While most lenders are aware that the new RESPA/TILA rules will take effect next August, they may also need to start preparing for potential new modifications regarding timing requirements and disclosure language. These and other regulations may require lenders to make upgrades to their systems, update their processes and retrain staff. 2.Flat mortgage market With origination volume unlikely to spike markedly in 2015, according to projections, lenders will need a sales capture strategy that focuses on taking market share away from competitors. In short, lenders will be fighting for fewer customers. Never before has differentiated customer experience been so critical to lenders’ ability to compete. Accenture research shows that 55 percent of consumers who encounter a frustrating experience while shopping for financial services began considering different providers almost immediately. To address this challenge and be well positioned to win new business, lenders must have digital capabilities that support customer preferences – from prospecting through servicing. Look for bold lenders to reorient their mortgage business to become “Everyday Banks” – using mobile, online and social media to play a deeper role in the everyday lives of their customers. These lenders will increasingly integrate their offerings with local realtors, online home marketplaces such as Zillow, builders, home goods retailers and home security firms. In so doing, lenders become integral to the home buying experience, rather than just a provider of another financial product or transaction. The goal is to turn mortgage financing from what has traditionally been a one-time event into a long-term borrower relationship. 3. Data analytics To broaden their customer base next year, some lenders may ramp up non-qualified mortgage lending and go back to originating mortgages with as low as three percent down payments per the FHFA’s new guidelines. To take advantage of these opportunities however, lenders will need to strengthen their data and analytics solutions to ensure that the expansion of new originations does not introduce unnecessary credit and repurchase risks. Additionally, the right analytics tools can give lenders a more complete view of borrowers and their home buying needs. That can help lenders anticipate existing customers’ needs for a new loan in advance of an application, enabling them to extend offers to these customers and connect them with other key parties in the home buying process.

WINTER PEST CONTROL When the cooler months roll around, pests look for reliable sources of warmth and food... that includes your house! Here are some practical tips for keeping them out. When the temperatures begin to dip, humans aren’t the only ones who appreciate the warmth and shelter of a cozy home. Insects, rodents, and other small mammals are also drawn to the comforts your house provides. Ever have a mouse die in a wall? It’s not the sort of smell that one appreciates during the holidays. No one wants an expensive electrical repair when a rat chews its way through wiring in the attic or basement, either. Do yourself a favor and protect yourself from pests this Fall and Winter. Here are some tips: 1. Inspect the outside of your home for ways animals may sneak in. Often utility vents and areas under eaves have gaps which should be sealed or screened. 2. Look for gaps around door and window frames, and caulk or repair those gaps. Tiny entry ways can lead to big problems. 3. Examine trees around your home. Are any branches close to or touching the roof? These branches can be pathways for rodents to access your roof and any access ways the roof may provide to your attic, walls, or crawlspaces. 4. Make sure your garbage and recycling bins have tight fitting or locking lids. Hungry animals will find those scraps, trimmings, and drips, and they can more or less provide an invitation to come close to the house. It’s not a bad idea to buy containers with latches or locks that won’t interfere with garbage pickup, but will deter most animals. (Raccoons are particularly clever, though!) 5. If you have a wood pile for a fireplace or other stove, keep it at a distance from your home. If you’ve been keeping it close to the house because of the cover a roof provides, consider relocating the wood and using a tarp to keep it dry. 6. Inside your home, try not to store food on countertops as it will attract flies and rodents. Airtight containers inside of cabinets an drawers is a better bet. 7. Never leave dirty dishes in the sink overnight if you can help it. Just like food on the counter, it’s an invitation for bugs. 8. Wash your floors with a water and a cleaner. Food residue from spills will attract ants. With a little prevention, you can keep your home pest free this season. Even with the best protection, pest control can become a necessity, though. Had more fun today. My 12 year grand daughter was invited to the Mt SAC invitational cross country run and Jess and I went to see her compete. WOW what a great cross country course they have there and she was so pleased with her performance and time. She won the most improved runner for the year trophy and was as proud as punch. Was so great watching all those kids strive so hard to compete and complete the course. Kudos to them all.

7 SIGNS YOUR BEDROOM HAS GONE BAD Why hasn’t anyone made an offer on your home? It could be the bedrooms. Here are some serious signs you’re in need of a bedroom makeover. Bedrooms don’t come with an expiration date, but some really should. When buyers are touring a home, a stale bedroom with outdated style can be a deal-breaker. Problematically, many sellers simply can’t see their own bedrooms honestly anymore. Give your bedroom the “has it gone bad?” sniff test by checking for these common signs of stale design: Your ceiling has more popcorn than the home theater: Is your ceiling a constellation of dusty, stained popcorn texture? Nothing says “state of the art 1950s design” like the popcorn ceiling. Removal can be a dirty job, and you’ll want to have it checked for asbestos before you do, but getting rid of it goes a long way to modernizing the look. Mirror, mirror, on the wall. And the closets. And the... ceiling? A little reflected light makes a bedroom look bigger, but if you’re rocking the fun house / journey-into-infinity effect, consider removing some of those reflective surfaces. Frills, frills everywhere. Check those bed skirts, window dressings, and curtains. Could a Civil War-era southern belle scratch together a formal dress from your assortment of puffy fabrics? Tone it down. Sorry, captain, the pattern is... retro. Check the paper in your drawers, the shelves of your armoire, and the paper on the walls. Does it feel like felt? Is it yellow like a pirate map? Does it remind you of an 80s prom? Any (or all!) of these are signs you need to update. Prison ward pillows. Wow, that bed looks... really, really flat. You sleep like that? Clean lines are one thing, an uncomfy bedroom is another. Puff it up and make it cozy. Formica anything. Does your dresser look like it would make a nice kitchen island in the 1970s? Spring for some staging furniture and replace that laminate wonderland. But I’ve had that alarm clock / television / stereo for 30 years! Yes, and it shows. Nix the flip-digit clocks, the wood grain television cabinets, and the neon-striped boom boxes. Modernize or put them in storage, stat. Yes, buyers can modernize a bedroom when they buy the house, but expecting them to see past your bedroom’s past is taking a gamble. ELIMINATE THE "PHANTOM MENACE" Does it seem like your power bill has gone up year after year? While elevated energy costs are certainly part of the problem, thereʼs a “phantom menace” thatʼs also been driving up your bill: New electronics. Long gone are the days when shouting at the kids to “turn off the light!” was a sure way to save on electricity (though installing reduced-energy bulbs is a good move, too). The U.S. Department of Energy reports that “75% of the electricity used to power home electronics is consumed while products are turned off.” Whyʼs that? Because newer electronics and appliances consume power even when the device is turned off. The term to describe this is known as “phantom load.” Home entertainment systems with remote controls, wireless routers, appliances with clocks, electronics that use a power adaptor (i.e. a wall cube) and computer printers are all good targets for reducing phantom loads. If you can feasibly eliminate these loads, you can save a lot of money over the course of the year. So how do you eliminate phantom load? Unplugging devices every day is a hassle, but one sound alternative is the use of power strips which allow you to kill the connection to the main outlet without having to unplug devices. If you Google “smart power strips” youʼll also find a variety of options for allowing certain devices to “pass through” while others are shut off. This can be useful when you have certain devices which do need to be “on standby” while others do not. While going green is a perfectly good reason to reduce your power consumption, the money you save on power can go to other household expenses, family vacations, and perhaps even the down payment on your next (or first!) home. So looking forward to tomorrow. I am taking my daughter and my 12 year old grand daughter to "Sisters of Caliber" hand gun class at the Apple Valley Gun Club. It is being taught by my office manager Connie Amelang. I love guns and shooting but never ever had a safety and use class so I am sure I am going to learn a ton than will make me a better gun owner. Plus I get to shot several different guns and decide what I am going to purchase for my own special weapon. Grand daughter is already a "dead eye marksperson" with a rifle so should be interesting to see how she does with a hand gun. fun fun fun

More often than not, we will regret what we didn't do over those things we did, even if those things we did fell short of our hopes. If you look back on your life, you may find it remarkably hard to recall things you tried that didn't work out, but the most glaring will be the times something held you back. A man who must file for bankruptcy after a risky business deal will not remember it so much as the time he failed to visit his elderly mother upstate before she passed. Action takes the sting out of regret. Each new attempt, every decision to stand up again after a blow helps us let go of missed opportunity and times when fear held us back. I believe we have a bias for action, a kind of internal drive that mandates we learn. When we thwart that drive we are the most unhappy. It is easy to slip into safe habits. Far too easy to settle into sustainable patterns that keep us from exploring. We must be mindful of this in order to avoid the accumulation of regrets. If we come to the end and ask ourselves, "What did I do with all of the time?" we have been unmindful. A simple way to practice mindfulness is to keep a list. Keep a list of the actions you are taking, the "what's new" in your life this week. Only note the proactive things you do, the times when you have actively made a decision and followed through on that decision. Look for something to investigate outside of your regular routine. It might start small, like a shift in your morning coffee stop, but it might also be large, like pursuing a new language with an eye on a 50th birthday trip in a foreign country. When people look back on your life, let them remark on all the things you tried, not all the rationalizations for the things you didn't do.

“If you are immune to boredom, there is literally nothing you cannot accomplish.” (From David Foster Wallace's novel, The Pale King) Passion. Everyone claims to have it. It's bandied about in marketing materials endlessly. "I have a passion for client service!" Or: "My true passion is real estate." We often assume passion is the most common trait associated with champions. Winners. People who pursue something relentlessly. But is it? Passion, if we haul out the trusty dictionary, is defined in several ways: 1. strong and barely controllable emotion 2. a state or outburst of such emotion 3. intense sexual love 4. an intense desire or enthusiasm for something (Hmm... if you're selling my home, there's at least one on that list I'd rather you not have!) In truth, I'd rather you not rely on any of them. Even enthusiasm. As a high percentage of married couples will tell you: Passion cools. Enthusiasm dims. Champions are not built from passion. Passion may attract, it may catch the eye, but it is largely the domain of the impetuous. When enthusiasm wanes, boredom takes hold. Boredom is far more powerful a force than passion. Like a rocky bluff before the relentless sea, boredom can undo even the loftiest overlooks. Those who rely on passion to carry them are at a distinct disadvantage. Those who refer to passion as their cornerstone will inevitably change their behavior when their mood changes. When passion fades and boredom sets in? The passionate will behave like the bored. Those winners who go the distance do not allow passion or boredom to sway their behavior. They are the ones who can endure an endless chain of "next right actions" to attain their goal. They trust the process. If there are days you feel boredom, don't beat yourself up. Don't assume there's something wrong with you if you're not brimming with enthusiasm over that split-level ranch house listing built in the 1960s. If you're showing up and you're doing what needs to be done in the face of boredom, congratulate yourself. You're behaving like a champion.

OK this is just to funny, at least to me, not to post. Huge bus parked by the dump station here in Pedley with at least 8 Homeland Security agents trying to figure out how to use the dump station correctly and which thing to turn to empty their holding tank. Head scratching and a lot of talking and advice going on. Does that scare anyone? laughing my head off------------------

I’m here to save you pain, buyers. There are myths about the home shopping experience that must be addressed. I like to make the home buying experience as stress-free as possible, so please hear me out on these three big myths about home buying: Myth #1: “That house has been on the market so long I bet we can work the seller down easily.” Not necessarily. Exceptionally high days on market could mean almost anything. The seller could be bullheaded about their price. The seller may not be particularly motivated to sell for emotional or other personal reasons. Don’t forget: A sales-weary seller isn’t likely to respond to your host of rational reasons why their house should be a bargain. Myth #2: “I want to look at foreclosed homes because they’re a real bargain and the banks need to unload them.” Banks, like entrenched sellers, don’t always make decisions which seem rational based on obvious information. You can have a hard time divining the reason a bank chooses to reject an offer for a foreclosed or distressed property, and their decision may be based on financials which seem counterintuitive. The truth is, many distressed sales can be longer and more fraught than regular sales. Myth #3: “I liked this house a lot, but with this market, I bet it will still be there if I decide to buy it.” It’s very, very painful to see a client love a home but fail to make a move to purchase that home. If you fell in love with it, why wouldn’t someone else? Just because a property has been on the market a little while doesn’t mean it will stay on the market. The bonus myth in this one? Your “perfect” home is probably going to be a home with some small compromises. If you don’t make an offer on a home, you’re effectively saying, “I’m comfortable losing this home.” My job as an agent is to represent your interests and do my best to protect you along the way. Many home remodeling projects do wonders for the value of the home. Certain upgrades and renovations pay dividends when it comes time to sell, and you often can recoup the money you’ve invested in the upgrade. There are exceptions, however. And one stands head and shoulders above the rest (or should I say below) when it comes to return on investment: The home office. Surprised? It may seem like a home office would be a boon for your home at sale time, especially considering the number of people who telecommute and work online. But the fact of the matter is, a home office seldom recoups more than 45% of the money invested in the remodel. Why? Multiple factors. First, even people who work at home often don’t work at home. When was the last time you walked into a coffee shop and didn’t see a laptop open? Many people still find space outside the home to work. Second, a full-on home office renovation often takes up a bedroom which new owners might want to be able to convert back into a bedroom. If you’ve spent the time and money having built-in furniture added, media wiring, and other “office like” details installed, it represents a cost to restore or lost-usage for the new owners. Of course, if you need a home office and want to have the home office of your dreams, it might be worth it to you to put the return on investment aside. “Advice to children crossing the street: damn the lights. Watch the cars. The lights ain't never killed nobody.” Jackie "Moms" Mabley (born Loretta Mary Aiken), American standup comedian "But I had the light," is probably one of the most common phrases spoken after a car accident. Green means go for me, red means stop for them. Before you know it, you're on the phone with your insurance company. Who doesn't remember an adult reminding them to "look both ways before you cross the street"? It seems like common sense so basic we wouldn't even need to teach it. But it's funny how that lesson, which seems so obvious, is often lost in other areas of our lives. Take, for instance, the raft of real estate market data you hear every month. What's new construction looking like? How did pre-existing sales do last month? What's it look like in the greater metro area for condo prices? To a certain extent, these are just the traffic lights of real estate. Agents help you look both ways before you act on those "trusted" signals. Knowing the local market doesn't necessarily mean knowing the big numbers. It means knowing the specifics. It means knowing how to interpret market activity tailored to the needs of my clients. Metaphorically, it's my job to be a good scout and protect client interests as they "cross the market" (and that includes not getting hit by a bus-sized bad move). Reporting always lags behind reality, though the delay may be small or large. Local agents are the best real-time readers of neighborhoods and inventory. Ok, this is just to funny not to share. I don't know how many of you real estate agents use Lead Router like C21 does but I have absolute proof that they do not screen anything. I received a lead this morning with the Buyer's name being a web address in spanish, the phone number was and international one and the buyers comment was "Free Viagra Samples" I was rolling on the floor.

NEAT TIPS FOR REUSE AND RECYCLING A client of mine was recently preparing her house for the market and in the process of cleaning out the garage began to wonder if there were ways to keep more stuff out of the landfill through reuse or recycling. She found some great ideas online. Since I know you care about the environment, too, I thought you might find these three tips interesting: Did you know you can bring those styrofoam peanuts to pack-and-ship stores? They’re happy to reuse them. Not only does it cut down on the new packing materials they have to order, but it also keeps them out of the ground for the next million years! Don’t recycle wire clothes hangers. Reuse is a much better option. Dry cleaners will take back wire hangers just like shipping stores will reuse styrofoam peanuts. Keep wine corks out of recycled wine bottles. Not only do the corks cause problems for recycling centers (they have to get them out of the bottles), you’re missing out on an opportunity for the cork to be put to good use. Even natural corks don’t compost well. Many liquor stores and wineries have a barrel handy for wine corks, and the cork is recycled into flooring material, sandals, and other durable barriers. Do you have any other tips to share? I’d love to add them to the list, and I’m sure they’ll come in handy as I help others prepare their homes for sale.
